Notting Hill Gate station carries the Central, Circle and District lines. Portobello Road runs north from the top of the hill, and Kensington Gardens is a few minutes east.

What is here

A settled mix of independents and agency incalls in period conversions, on quiet streets where an arrival is unremarkable. Fewer listings than the postcodes either side of it.

From around £280, above Bayswater and below Knightsbridge. If that reads steep for the area, Ladbroke Grove is fifteen minutes north for meaningfully less.

Worth knowing before you ring

Carnival weekend in August makes the whole area impassable. Any other week it is one of the calmer parts of central London.

Longer than the London average and often built around dinner, because the restaurants along Kensington Park Road and Westbourne Grove are genuinely good and walkable.

Who works here

A settled roster with strong Brazilian and Latin representation alongside the usual East European listings. Several have worked these streets for years and run their own diaries.
